Cockroach control in Dubai

Cockroaches move between drains, waste and food areas, which makes them a health problem and not merely an unpleasant one. We treat with gel bait and targeted application, so you can stay in the property while it works.

Same-day slots across most of Dubai

Cockroach control in Dubai is normally carried out with gel bait instead of spray. A technician identifies the species, places small amounts of bait inside cabinet hinges, cavities and drain runs, and returns to check the result. You do not need to leave the property or empty cupboards, and a typical apartment takes under an hour.

Cockroach control for Dubai homes and businesses

Cockroaches are the most commonly reported pest in Dubai, and the reason is climate, not cleanliness. Year-round warmth, humidity in the coastal districts and continuous indoor air conditioning give German cockroaches conditions to breed without interruption. The drainage networks serving high-rise buildings let American cockroaches move between floors and between units.

That combination means an infestation in a Dubai apartment behaves differently from one in a cooler climate. Populations rebuild faster, reinfestation from neighbouring units is routine, and a treatment that addresses only the visible insects in one kitchen will not hold.

Star Al Madina has treated cockroaches across Dubai since 2010 — in apartments, villas, restaurants, labour accommodation and warehouses. Every job begins with a free inspection and species identification, because the three species found here need different treatments.

Signs you have cockroaches

You will usually notice the evidence before you see a live insect. Cockroaches are nocturnal, so daytime sightings generally mean the harbourage is already crowded.

  • Droppings

Dark specks like ground pepper along skirting, inside drawers and on top of wall units.

  • A musty smell

An oily, stale odour that gets stronger near the sink cabinet or behind the fridge.

  • Egg cases

Small brown capsules glued into corners and crevices. Each one holds dozens of nymphs.

  • Shed skins

Pale casings near appliances. A sign of an established, breeding population, well past the odd stray.

  • Smear marks

Irregular dark streaks on horizontal surfaces and pipe runs where humidity is high.

  • Daytime sightings

Seeing one in daylight usually means the hiding places are full. Treat it as urgent.

Are cockroaches dangerous?

Yes. Cockroaches are a recognised public health pest, and the risk is higher in shared buildings where they travel between units through drains and service voids.

  • Asthma and allergies

Shed skins, droppings and saliva contain proteins that are a recognised indoor allergen and a documented asthma trigger, particularly in children.

  • Food contamination

They move between drains, waste and food surfaces, carrying bacteria on their bodies and in their droppings onto worktops and stored food.

  • Risk to a business

For food premises, a single sighting during a Dubai Municipality inspection can lead to fines, a closure notice and a published violation.

  • Damage to property

Large populations feed on packaging, paper and book bindings, and in warm service voids will chew wiring insulation.

Which cockroach you have changes the treatment

CHECK WITH TECHNICIANS

This is the part most companies skip. Baiting a German cockroach infestation is a different job from dealing with American cockroaches coming up the drains, and treating the wrong one is why the problem returns.

  • German cockroach

    Blattella germanica · 12–15mm

The common indoor species. Small, pale brown, two dark stripes behind the head. Lives inside kitchen units, behind appliances and in warm voids. Breeds fastest and is the hardest to clear, because it never needs to leave the building.

  • American cockroach

    Periplaneta americana · 30–40mm

The large reddish-brown one, often called a palmetto bug. Comes in from drains, service ducts and basements; it does not breed in the kitchen. Treatment focuses on the drain runs and entry points, not the worktop.

  • Oriental cockroach

    Blatta orientalis · 20–25mm

Very dark, almost black, and slower moving. Prefers cool damp places — basements, plant rooms, drainage and rubbish areas. Usually signals a moisture problem that needs fixing alongside the treatment.

How we treat cockroaches

Gel bait, applied where the insects actually harbour. It is odourless, it stays out of the living space, and the insects carry it back to the harbourage, which is the only way to reach the ones you cannot see.

Why not just spray?

A surface spray kills what it touches and scatters the rest deeper into the building. It looks decisive on the day and reliably fails within a fortnight.

  1. 1InspectionWe find the harbourage — under the sink, behind the fridge, inside the kickboards, around the water heater — and identify the species before choosing anything.
  2. 2Gel bait placementSmall spots in hinges, cavities and crevices where the insects run, well away from surfaces you touch. Invisible once placed.
  3. 3Drain and void treatmentFor American and Oriental cockroaches, the drains and service voids are the actual source. Treating the kitchen alone changes nothing.
  4. 4Proofing adviceGaps around pipework, missing drain covers, failed door seals. Written into the report whether or not you ask us to carry out the work.
  5. 5Follow-up visitWe come back to check the bait take, re-place where it has been consumed, and confirm the population is collapsing instead of relocating.

Gel bait, residual spray or fogging?

Three different jobs, often sold as if they were interchangeable. This is when each one is the right answer.

Comparison of cockroach treatment methods
MethodBest forVacate?How long it lasts
Gel baitGerman cockroaches breeding inside kitchen units and appliancesNoWeeks. Re-placed at the follow-up visit
Crack and crevice residualEntry routes, perimeters, voids and pipe runsNoSeveral weeks on treated surfaces
ULV foggingHeavy infestations, warehouses and large voids, alongside baitingYes, for a stated periodKnockdown only. No lasting residual

We rarely fog a home for cockroaches on its own. It clears what is exposed on the day and leaves the harbourage intact, which is why the problem returns within a fortnight.

What affects the cost

We quote once the inspection is done, because these five things change the work involved. The inspection and the quote are both free, and the price is fixed in writing before anything starts.

One thing worth knowing

Treating a single flat in a building where the neighbouring units are untreated is usually a false economy. Ask us to quote the building through your management company.

  1. 01Size and layoutA studio and a five-bedroom villa are different jobs. Kitchens, bathrooms, service areas and external drainage all add treatment points.
  2. 02SpeciesGerman cockroaches breeding indoors need a full baiting programme. American cockroaches entering from drains need the drain runs and entry points treated instead.
  3. 03Severity and durationA population established over months has spread into voids and adjoining rooms. Early treatment is consistently cheaper than delayed treatment.
  4. 04Access and constructionSealed kickboards, false ceilings, shared risers and inaccessible drain runs all increase the time on site.
  5. 05Home or food premisesRestaurants and kitchens need scheduled visits, documented service records for Municipality inspection, and work arranged around trading hours.

Before the visit

What you need to do

Very little. Gel baiting does not require emptying cupboards or covering furniture.

  • Clear the area under the sink and in front of the fridge so we can reach the harbourage.
  • Tell us at booking about infants, pregnancy, asthma or pets. It changes what we bring.
  • Do not spray anything yourself beforehand. Insecticide residue repels insects from the bait and sets the treatment back.

After the visit

What to expect

  • More activity for the first two to three days, not less. Insects leave the harbourage to feed on the bait.
  • A steady decline after that, as the bait reaches the nymphs that never come out.
  • Clean as normal, but avoid scrubbing the specific points the technician shows you.
  • Keep bins sealed and fix any dripping pipe. Cockroaches survive weeks without food but only days without water.

How long until the cockroaches are gone?

Bait does not work instantly, and the first few days look like it is failing. This is the normal pattern.

  1. Treatment

Bait placed, drains treated where relevant, report issued with the proofing points we found.

  2. More, not fewer

Activity rises as insects leave the harbourage to feed. This is the treatment working, not failing.

  3. Sharp decline

Numbers fall noticeably. You may find dead insects in the open, which is expected.

  4. Follow-up visit

We check how much bait has been taken, re-place where it has gone, and confirm the population is collapsing.

  5. Occasional stragglers

In apartment buildings, single insects can still arrive through shared drains. Tell us if it becomes regular.

How to keep cockroaches from coming back

None of this clears an active infestation on its own. All of it decides whether the next one starts.

  • Fix leaks and dry wet areas

Water matters more than food. A dripping trap under the sink or a pooling air-conditioning drain will sustain a population through an empty kitchen.

  • Cover and trap floor drains

Uncovered drains are the single most common entry route for American cockroaches, in apartments and villas alike.

  • Seal gaps around pipework

Where a pipe passes through a wall or a kickboard there is usually a gap. Sealing it closes the route between units.

  • Clean the fridge condensation tray

Warm, wet and undisturbed. One of the first places we inspect and one of the last places anyone cleans.

  • Store dry goods sealed

Rice, flour, pet food and cereal in sealed containers. Opened packets feed them. Cardboard is both food and harbourage.

  • Take waste out nightly

Bin lids closed and bags out before the kitchen goes quiet. Overnight is when foraging happens.

Where the problem comes from depends on where you live

The same species behaves differently in a tower, a villa and a restaurant. This is also why a single-unit treatment sometimes is not enough.

  • Apartments and towers

German cockroaches spread between units through shared risers, drainage stacks and service ducts. Treating one flat clears that flat, but re-entry is common while neighbouring units are untreated. We quote for whole buildings and common areas through building management.

  • Villas and compounds

Usually American cockroaches entering from garden drains, irrigation boxes and external service chambers, with no indoor breeding at all. The treatment targets the perimeter, the drainage and the gaps around pipework.

  • Restaurants and food premises

Warmth and constant food supply mean populations rebuild fast, and Dubai Municipality inspections require evidence of a pest management programme. We work on scheduled visits with documented service records you can produce at inspection.

Cockroaches questions

Why am I seeing more cockroaches after the treatment?

That is the bait working. Insects leave their harbourage to feed, so activity rises for two to three days before it falls away. If it has not started declining after a week, call us.

Does a clean kitchen mean I will not get them?

No. In apartment buildings they travel through shared drains, ducts and wall cavities from neighbouring units. Hygiene affects how fast a population grows, not whether it arrives.

Do I need to leave the property?

Not for gel baiting. If the infestation is heavy enough to need fogging as well, the re-entry time is agreed when you book, so it never lands as a surprise.

Are the products safe with pets and children?

The bait is placed inside cavities and hinges, out of reach. All products are registered with the UAE Ministry of Climate Change and Environment, and we can provide names and safety data sheets on request.

My neighbours have them too. Does that matter?

Yes, a great deal. Treating one unit in a shared building slows re-entry but will not stop it. Speak to your building management. We quote for whole buildings and common areas, which is far more effective.

How long does the treatment take?

A typical two-bedroom apartment takes under an hour. Villas and food premises take longer, because external drains, service chambers and voids are included in the same visit.

Can I clean the kitchen afterwards?

Yes, clean as normal. Avoid scrubbing the specific points the technician shows you — removing the bait stops it working, and those spots are inside hinges and cavities, away from the surfaces you use.

What attracts cockroaches in Dubai?

Warmth, moisture and access, more than food debris. Leaking pipes, condensation trays under fridges and air-conditioning units, uncovered floor drains and gaps around service pipework are the usual causes.

Do you treat restaurants and food premises?

Yes. Food businesses are treated on a scheduled programme with documented service records, which Dubai Municipality inspections require. Treatment is arranged around trading hours.

Is one treatment enough?

For most homes, one treatment plus the follow-up visit clears the population. Heavy or long-established infestations, and buildings with untreated neighbouring units, may need a further visit.

Key points

  • Gel bait, not surface spray, is the correct treatment for cockroaches breeding indoors.
  • You do not need to leave the property or empty your cupboards.
  • Activity rises for two to three days before it falls. That is the treatment working.
  • In apartment buildings, treating one unit alone rarely holds — the drains are shared.
  • Which species you have changes the treatment, so identification comes first.
  • Inspection, species identification and the written quote are free.
