What pest control actually costs in Dubai

Six things decide the price of a treatment, and none of them can be assessed over the phone. This explains each one, so you can tell a considered quote from a number pulled out of the air.

The most common question we are asked is also the one we decline to answer immediately. A price quoted before anyone has seen the property is a guess, and guesses get revised upward on the day, which is where most complaints about pest control companies in Dubai actually start.

That is not evasion. The same pest in two apartments on the same floor can be two different jobs, because what determines the work is the species, the spread and the building, not the label on the enquiry. Below is what genuinely moves the number.

1. Which species you actually have

This is the single biggest factor and the one most often skipped. German cockroaches breeding inside kitchen units need a full baiting programme; American cockroaches coming up the drains need the drain runs treated instead. Same complaint, different job, different price.

The same is true across the board. Rats and mice need different station types and spacing. Pharaoh ants must be baited, because spraying makes them split the colony. A company that does not identify the species before quoting is pricing a guess.

2. How far it has already spread

Extent matters more than property size. A bed bug infestation confined to one mattress is a fraction of the work of one that has reached the sofa and an adjoining bedroom, even though the flat is the same size either way.

This is also why delay is expensive. A population established over months has moved into voids and adjoining rooms, and the treatment area grows with it. Early treatment is consistently cheaper than delayed treatment — not as a sales line, but because there is physically less to treat.

3. The property and its construction

A studio and a five-bedroom villa are obviously different, but the less obvious factors matter more. Sealed kickboards, false ceilings, shared risers and inaccessible drain runs all add time on site. A villa adds external drainage, irrigation boxes and a garden perimeter that an apartment simply does not have.

4. Home or commercial premises

Commercial work costs more than the equivalent domestic job, and not because of the premises. It is because a food business needs scheduled visits, documented service records for Dubai Municipality inspection, monitoring points serviced on a plan, and work arranged around trading hours.

5. The method the species requires

Methods are not interchangeable, and the appropriate one is not always the cheapest. Gel baiting is inexpensive and requires no vacating. Heat treatment for a heavy bed bug infestation costs considerably more and needs the property empty for the day.

Be wary of fogging quoted as a general answer. It clears what is exposed on the day and leaves the harbourage intact, which is why the problem returns within a fortnight and you pay again.

6. Whether the follow-up is included

This is where quotes stop being comparable. Bed bugs always need two visits, because no product reliably kills the eggs. Termites and cockroaches usually need a recheck. If one quote includes the follow-up and another does not, the cheaper one is not cheaper.

Ask explicitly: is the second visit in this price, and what is the warranty period? Both should be written on the quote before you accept it.

How to compare two quotes properly

  • Was the species identified, or was the price given over the phone?
  • Does the price include the follow-up visit, or is that extra?
  • What warranty period is stated, and is it in writing?
  • Does the method require you to leave the property, and for how long?
  • For a business, are documented service records included?
  • Is the preparation you need to do listed before you accept?

A quote that answers all six is a considered one. A number quoted in thirty seconds on the phone answers none of them.
